Housing Association Secures 555 New Social Homes Across North London Developments

Sovereign Network Group has agreed to purchase 555 new social homes from Berkeley Group across two North London developments, significantly increasing the availability of affordable housing in the capital.

Of those properties, 269 apartments will form part of the Grand Union regeneration scheme in Alperton, Wembley, a wider 3,500-home project built on the former Northfields Industrial Estate.

The one- to four-bedroom homes will be offered at social rent levels, with residents expected to begin moving into the Wembley apartments from May 2029.

Local officials described the acquisition as a crucial step toward reducing Brent Council’s housing waiting list and delivering stable, genuinely affordable accommodation for families in need.

“This is really welcome news for Brent. We are pleased to see that residents on Brent Council’s housing register will be able to apply for these new homes, and it is fantastic to see a further 269 social rent homes coming forward as part of the Grand Union development.

“Homes at affordable rents are what families need most, and they are essential if we are serious about bringing down the housing waiting list and giving people a secure foundation to build their lives. It is great to see SNG’s ambition to unlock more genuinely affordable homes that local people can truly afford.

Broader Regeneration Progress Continues

Phases one and two of the Grand Union development, comprising more than 900 homes, have already been completed and are occupied, with some remaining works ongoing within the second phase.

Phase three has secured planning consent and will introduce additional housing, while a planning application supporting phase four b was submitted in October last year.

The wider neighborhood plan includes retail outlets, restaurants, leisure facilities, landscaped public spaces, and nearly 600 electric vehicle charging points integrated throughout the development.

Enhanced walking and cycling connections to Stonebridge Park station are also planned, supporting sustainable transport links for future residents.

Additional Homes In Hendon

The agreement also covers 286 social homes at the Silkstream development in Hendon, Barnet, part of a broader 1,337-home scheme featuring community amenities.

Residents are expected to move into the Hendon properties from April 2028, with facilities including a Sainsbury’s superstore, café, and a 1.5-acre public park incorporated into the project.
